Home Information Packs (HIPS)
With some exceptions, HIPs are now required for all properties being sold within the UK, and a property can be marketed for sale providing that a HIP has been requested and is either to hand, or in the process of being compiled.
A HIP will always contain the following :
• An index
• An Energy Performance Certificate
• A summary
• A Sale Statement
• Evidence of Title
• Standard Searches
• Lease information (if applicable)
The HIP regulations also allow for the addition of some optional contents to improve the upfront information available to your potential buyer, namely:
• Additional leasehold information
• Home Condition Report (HCR)
• Guarantees
• Additional searches
• Home use & content forms
